How we work, step by step
Building work is the foundation of any project: if it is done well, everything else rests on it. This is our order:
- Visit and assessment. We check the condition of walls, floors and substrates, whether there are load-bearing elements and what services run through the area.
- Planning and access. We define the work, the order of trades, rubble disposal and the permits needed (skip, community).
- Protection and demolition. We protect shared areas and demolish with means suited to the type of wall and building.
- Execution. Partitions, rendering, screeds, flooring, tiling and repairs, with materials and mortars suited to each use.
- Remedial work. We repair cracks, treat damp and replace damaged finishes.
- Cleaning and handover. Removal of rubble and leftovers and handover of the area ready for the next trade.
We handle both small repairs and larger projects, with the same standard of tidiness and cleanliness.
Regulations, materials and good practice
Building work is subject to rules worth knowing about:
- Load-bearing walls: before removing a partition we check whether it is load-bearing. If it is, a technical report and, generally, a permit are needed; it is not touched without that assessment.
- Permits and notifications: depending on the scope, the town hall may require prior notification or a building licence, and the community must be informed.
- Construction waste management: rubble must be removed through an authorised waste handler, in line with construction and demolition waste regulations.
- Occupational safety: work at height, demolition and machinery handling require safety and protection measures.
For materials we use brick, block, mortar and concrete suited to the use. It is important to use clean aggregates and avoid sands containing salts, such as beach sand, because they cause efflorescence and damage the work.
What affects the price of your project
The cost of building work depends on these factors:
- Scope and size of the job: a one-off repair or a complete project.
- Type of work: demolition, partitions, flooring, tiling, rendering or structural repairs.
- Materials chosen: type of brick or block, mortar, finishes and wall coverings.
- Previous condition of the building: damp, cracks or old services that appear once opened up.
- Access and rubble: narrow streets, lack of a lift and the need for a skip.
- Permits: notifications to the town hall and the community.
- Coordination with other trades and execution times.
Every job is different, so we do not give fixed prices without seeing it. Request your personalised quote: it is free and with no obligation. Call us on +34 614 75 20 96 or message us on WhatsApp and we will itemise it in writing.
Local challenges on the Costa del Sol and the Axarquía
Building on the Costa del Sol and in the Axarquía has its own particularities:
- Narrow streets in old town centres. In Vélez-Málaga, Nerja or Axarquía villages, getting materials in and placing a rubble skip may require authorisation to occupy the public road.
- Mid-20th-century buildings. They may have structures with materials such as high-alumina cement, which requires technical assessment before any intervention.
- Damp and salt. On ground floors and near the sea, rising damp is common. It must be treated at source; see our waterproofing page.
- Stone and lime walls. In traditional houses, repairs are made with compatible materials (lime, breathable mortars) and not cement, which traps moisture.
- Heat. In summer mortar dries too fast: it should be dampened and the work scheduled for cooler hours.
We work in Vélez-Málaga, Torre del Mar, Nerja, Antequera and across the province. For a complete renovation, see full renovations.
Questions about bricklaying
Do you do small repairs as well as large projects?
Yes, we handle both one-off repairs and larger projects.
Can you knock down a partition to join two rooms?
Yes, we first assess whether it is a load-bearing wall and arrange what is needed before intervening.
Do you take care of removing the rubble?
Yes, we arrange rubble removal with an authorised waste handler, including coordinating the skip when needed.
Do I need a permit for building work?
It depends on the scope. A minor repair may not need one, but work affecting the structure, façade or layout usually requires notification or a licence. We tell you what applies in your case.
Can you fix cracks and damp in walls?
Yes, after diagnosing the cause. Repairing a crack without knowing why it appeared usually means it returns; that is why we first assess whether it is structural, settlement-related or damp-related.
