How we work, step by step
A full renovation only goes well with a clear order of work and one person in charge. This is how we do it:
- Visit and needs assessment. We check the real condition of the property (services, damp, visible structure) and talk about how you want to live in it.
- Plans and layout. Drawings of the new layout, measurements and definition of finishes.
- Quote by chapter. Demolition, building work, electrics, plumbing, joinery, flooring, painting and cleaning, each with its own amount and schedule.
- Permits and notifications. We process the type of licence or responsible declaration that applies and notify the owners' community.
- Demolition and building work. Planned wall coverings and partitions are removed, the new layout is built and surfaces are prepared.
- Services. New electrical installation with a modern consumer unit and protections, plumbing, drainage and, if planned, air conditioning.
- Ceilings, floors and wall finishes. Plasterboard ceilings, insulation, floors, tiling and interior joinery.
- Painting, finishing and handover. Painting, skirting boards, accessories, final clean and a joint walk-through with you and a snag list before closing the job. We hand over invoices, guarantees and, where applicable, the electrical certificate.
A home of 70 to 90 m² usually takes between 6 and 10 weeks. We set a phased schedule and keep you informed throughout the works, remotely if needed.
Regulations, materials and good practice
The administrative side of a major renovation is what raises most questions. These are the main points:
- Licence or responsible declaration: depends on the town hall and the scope. Works that affect the structure or façade or change the use usually require a technical project signed by a competent professional; minor interior works are usually handled with a notification or minor works licence.
- Municipal taxes: many town halls apply the ICIO construction tax and a licence fee, calculated on the cost of the works.
- Electrics (REBT): when the installation is renewed, a new consumer unit with current RCDs and protections is fitted, and the certificate (CIE) is issued where applicable.
- Asbestos: buildings from before 2002 may contain fibre cement (for example in drain stacks or tanks). If it turns up, it can only be removed by a company on the specific register, and that part of the work is paused until it is dealt with.
- VAT: renovation and repair works in private homes may be taxed at a reduced rate if requirements are met, such as the age of the property and a limit on the cost of materials supplied by the contractor. Check with your adviser.
This information is indicative: specific requirements vary by municipality and type of work. At the visit we tell you which licence applies to your property.
What affects the price of your project
The cost of a full renovation depends on many variables. These are the main ones:
- Square metres of the property and the number of rooms to be renovated.
- Scope: complete or partial renovation, and whether the layout changes (partition walls, opening up spaces).
- Quality and materials: floors, wall finishes, joinery, fixtures, kitchen and bathrooms; the range you choose shapes the total.
- Initial condition of the property: outdated electrical and plumbing installations, damp or the presence of materials such as fibre cement.
- Permits, project and taxes: depending on the town hall and the work, a technical project, licence and municipal fees may be required.
- Timeline and access: buildings without a lift, community working hours or tight deadlines.
- Applicable VAT: works in a private home may be taxed at a reduced rate if requirements are met; check with your adviser.

Local challenges on the Costa del Sol and the Axarquía
Renovating a home on the Costa del Sol or in the Axarquía brings challenges we know well:
- Outdated services. In flats from the 1970s and 1980s, consumer units without RCDs, aluminium wiring and iron pipes are common. Replacing them within the renovation is cheaper and safer than doing it later.
- Damp and salt. On ground floors and in homes near the sea, rising damp and salt efflorescence appear on walls. They need diagnosing before painting; we explain it in our damp guide and on the waterproofing page.
- Community buildings. Working hours must be respected, shared areas protected, and lift use and rubble removal coordinated.
- Village houses in the Axarquía and Antequera. Stone or rammed-earth walls, tiled roofs and timber floors need different treatment from a modern flat.
- Non-resident owners. Many clients live abroad. We send weekly photos and video, confirm decisions by message and hand over the home ready to use.
- Heat and lead times. In summer certain tasks (painting, adhesives) adapt to the schedule, and imported materials can take time. We order them when the work starts.
We work in Vélez-Málaga, Málaga city, Marbella, Nerja, Antequera and the rest of the province. If you only want to renovate one room, see bathroom renovations and kitchen renovations.
Questions about full renovations
How long does a full home renovation take?
It depends on the size and scope, but as a guide an average home usually takes between 6 and 10 weeks.
Do I need a building permit?
For full renovations it is usually necessary; we take care of processing it.
Can I live at home during a full renovation?
We do not recommend it: there is dust, water and power cuts, and areas without a bathroom or kitchen. If there is no alternative, the work can be phased, though it takes longer and costs more.
How much does a full renovation cost in Málaga?
It depends on the size, the scope, the quality chosen and the initial condition of the property. Request a personalised quote, free and with no obligation: we visit the property and give you a fixed written quote.
I live abroad: can you run the renovation without me being there?
Yes. We send weekly photos and videos, check important decisions with you by message and agree payments by project milestone. We hand over the home ready to use, with invoices and guarantee.
