How we work, step by step
Drywall lets you transform a home or business in a few days with little building work. This is how we work:
- Visit and set-out. We measure, mark levels and check which services run through the ceiling or wall (pipes, cables, ducts).
- Framework. We fit the metal framing (tracks and studs), levelled and anchored to the substrate.
- Insulation. If the aim is acoustic or thermal, we fill with mineral wool or another suitable insulation.
- Boards. Plasterboard sheets are screwed on, choosing standard, moisture-resistant or fire-resistant types depending on the area.
- Joints and finish. Tape and jointing compound on the joints, sanding and preparation for painting.
- Finishing touches. Access panels, openings for spotlights, skirting or indirect lighting, and final clean.
A false ceiling in a home is usually done in a few days; partitions and wall linings depend on size and the services to be integrated.
Regulations, materials and good practice
Drywall is a building system and follows specific technical criteria:
- Plasterboard (UNE-EN 520): standard, moisture-resistant (for wet areas such as bathrooms and kitchens) and fire-resistant types exist. Choosing the right one is key to durability.
- Acoustic insulation (CTE DB-HR): drywall improves sound insulation if built with double boards and mineral wool inside. A poorly built partition does not insulate.
- Fire safety (CTE DB-SI): premises and common areas require specific fire behaviour; we use suitable boards and systems.
- Minimum clear height: when lowering a ceiling, the minimum height required by housing regulations must be respected. We measure before deciding.
The framing is fixed with the spacing and anchors the system calls for, and joints are treated with tape and compound so they do not show or crack over time.
What affects the price of your project
The cost of a drywall job depends on these factors:
- Square metres of ceiling, partition or wall lining.
- Type of system: continuous or access-panel false ceiling, single or double partition, wall lining.
- Type of board and insulation: standard, moisture-resistant or fire-resistant, and the insulation chosen.
- Height and access: high or hard-to-reach ceilings require access equipment.
- Services to integrate: recessed lighting, indirect lighting, air ducts, access panels.
- Level of finish: the degree of sanding and preparation before painting.
- Condition of the substrate: damp, uneven surfaces or old services that must be corrected first.

Local challenges on the Costa del Sol and the Axarquía
Some local factors for drywall on the coast:
- Ambient humidity. Near the sea, in bathrooms, kitchens and poorly ventilated homes, moisture-resistant boards and good ventilation are advisable. Standard board absorbs moisture and deteriorates.
- Wall linings and rising damp. A wall lining does not fix a damp wall: the cause must be treated first. Otherwise the damp reappears behind the board.
- Heat in top floors and roof flats. On top floors, a false ceiling with thermal insulation noticeably reduces heat gain and cooling costs.
- Hiding services. In homes from the 1970s and 1980s it is common to hide pipes or air conditioning ducts behind a false ceiling.
- Noise. In tourist areas and homes near busy streets, a good acoustic wall lining makes a real difference.

Questions about drywall & suspended ceilings
Does drywall block noise?
With the right insulation inside the partition, it noticeably improves sound insulation.
Can I hide pipes or cables with a false ceiling?
Yes, it is one of the most common reasons for installing a false ceiling.
How much lower does a false ceiling make the room?
It depends on what needs hiding: with no services, the height lost can be minimal; with ducts or pipes, it will be more. We measure first to respect the minimum height needed.
Can drywall be used in bathrooms and kitchens?
Yes, with moisture-resistant board and good ventilation. In shower areas or where there is direct splashing, it is complemented with waterproofing and a suitable finish.
How long does it take to install a false ceiling?
A false ceiling in one room is usually done in one or two days, with finishing and painting afterwards. We confirm it at the visit.
