How we work, step by step
An office works well when space, light and services are designed for work. This is how we do it:
- Visit and analysis. We review the space, how many people work there, which workstations and rooms you need and how the team is organised.
- Layout and design. We propose workstations, meeting rooms, break areas and circulation, making use of natural light.
- Phased plan. If you cannot stop, we divide the work by zones or work outside office hours.
- Building work and partitions. Partitions, glazed screens, false ceilings, floors and wall finishes, with attention to acoustic insulation.
- Services. Electrics, lighting, data and network cabling, and air conditioning and ventilation.
- Finishes and furniture. Painting, joinery, furniture and corporate elements.
- Testing and handover. Checking network, lighting and air conditioning, final clean and handover.
We set a phased schedule to keep the interruption to your activity to a minimum.
Regulations, materials and good practice
An office is a workplace and must meet safety, comfort and accessibility requirements:
- Workplace conditions: occupational safety regulations set requirements for floor area per worker, ventilation, temperature, lighting and exits.
- Lighting: for screen-based workstations, lighting levels and glare control in line with the technical standard for indoor lighting are recommended.
- Electrical and data installation (REBT): separate circuits for equipment, suitable protections and tidy, labelled cabling.
- Fire safety (CTE DB-SI): evacuation, signage, extinguishers and reaction to fire of finishes.
- Accessibility: accesses, toilets and circulation adapted in line with current regulations.
- Air conditioning and ventilation (RITE): air renewal and thermal comfort in spaces with many occupants.
For acoustic comfort we use false ceilings, screens and partitions with insulation, and floors or carpets that reduce impact noise.
What affects the price of your project
The cost of renovating an office depends on these factors:
- Area and number of workstations.
- Scope: complete re-layout, upgrading services or renovating specific areas.
- Services: data and network cabling, electrics, lighting and air conditioning.
- Acoustic insulation: partitions, screens and acoustic false ceilings.
- Quality and furniture: floors, wall finishes, furniture and corporate image.
- Phased work or work outside hours: so work is not interrupted.
- Permits and documentation: if the change affects layout, use or services.

Local challenges on the Costa del Sol and the Axarquía
Renovating an office on the Costa del Sol and in the Axarquía brings certain challenges:
- Ground-floor offices and older flats. They often have limited electrical capacity, little ventilation and damp, and the renovation is used to bring them up to date.
- Heat and orientation. In summer, south-facing glazed offices suffer; plan for efficient air conditioning, solar protection and good ventilation. See our air conditioning page.
- Street noise. In central and tourist areas, good acoustic insulation improves concentration.
- Connectivity. Well-done structured cabling, and enough network and power points, avoid problems with fibre and remote working.
- Small offices and consultancies. Quick renovations completed in a few days, planned at weekends or by zones.
We renovate offices in Vélez-Málaga, Málaga city, Torremolinos and across the rest of the province. If it is premises open to the public, see commercial renovations.
