How we work, step by step
Painting a whole flat in a few days takes organisation. This is how we arrange it:
- Visit and measurements. We check the condition of walls and ceilings, count the rooms and discuss colours and finishes.
- Room-by-room plan. If you live in the home, we paint in zones so you can keep using it; if it is empty, we work continuously to save days.
- Protection. We cover floors, furniture, doors and windows and remove sockets and switch plates where useful.
- Preparation. Scraping, filling cracks and holes, sanding and, where needed, removing textured coating or treating mould.
- Primer and two coats. We apply sealer and two coats of paint to walls and ceilings; water-based enamel on doors and skirting boards if you wish.
- Final clean and walk-through. We remove protection, clean and check each room with you.
As a guide, a 90 m² flat usually takes between 3 and 5 working days depending on the condition of the walls.
Regulations, materials and good practice
Painting a home does not require a licence, but several points are worth bearing in mind:
- Textured coating and old surfaces: removing textured coating (gotelé) creates dust and needs protection and thorough cleaning. In many cases the wall is skimmed smooth before painting.
- Low-emission paints: in bedrooms and children's rooms we recommend water-based paints with low VOC content.
- Kitchens and bathrooms: we use washable, anti-mould paints designed for steam and condensation.
- Letting and selling: if you are painting to let or sell, a neutral, uniform finish helps the home look larger and brighter in photos and viewings.
We work with matt or satin emulsion for walls and ceilings, water-based enamels for wood and metal, and sealers for very absorbent or stained surfaces.
What affects the price of your project
The cost of painting a home depends mainly on these factors:
- Square metres of walls and ceilings and the number of rooms.
- Condition of the walls: cracks, damp, stains or textured coating need more preparation.
- Type of paint and finish: quality, washable or anti-mould paints, enamels on doors and skirting boards.
- Ceiling height and items to paint: ceilings, doors, skirting boards, radiators or wardrobes.
- Colour changes: going from dark to light tones may need extra coats.
- Empty or occupied home: with furniture in place it must be protected and moved around.
- Time available: quick turnarounds between tenants may need more staff.

Local challenges on the Costa del Sol and the Axarquía
Some particularities of painting homes on the coast:
- Condensation damp. In poorly ventilated flats, mould appears in corners and behind wardrobes. We treat the mould before painting and recommend ventilating and checking for thermal bridges.
- Salt on walls near the sea. If a wall sheds white powder or blisters, painting over it does not fix it. The cause must be treated first.
- Holiday and rental homes. There is little margin between tenants: we plan room by room and work to tight deadlines.
- Heat and drying. In summer paint dries quickly, which helps with deadlines, but strong draughts that leave marks should be avoided.
- Calima. On days with airborne dust, keeping windows closed while it dries stops dirt sticking to fresh paint.
If you already have damp stains, see our waterproofing page first. We paint flats in Vélez-Málaga, Torre del Mar, Málaga city and across the province. If you are also renovating, see full renovations.
Questions about home painting
Do you paint empty flats for letting or selling?
Yes, it is one of our most common jobs, with tight deadlines so you do not lose time between tenants.
How long does it take to paint a 90 m² flat?
As a guide, between 3 and 5 working days depending on the condition of the walls.
Can you remove textured coating (gotelé)?
Yes. It is dampened and scraped or skimmed smooth with filler depending on the case. It is a messy job, so we protect and clean carefully. We assess it at the visit.
Do I have to move the furniture?
There is no need to empty the home. We group and cover furniture in the middle of each room, and if you prefer to move it beforehand, even better.
When can I use the rooms again?
You can normally go back in the day after a room is finished. To place furniture against the wall or hang pictures, it is best to wait a few days for the paint to harden properly.
