How we work, step by step
Good paintwork shows in the preparation, not just the colour. This is our order of work:
- Visit and surface assessment. We check walls, ceilings or façade: cracks, flaking, damp, mould or salt, and what paint is already there.
- Protection. We cover floors, furniture, frames and anything not being painted, and mark walkways in communal buildings.
- Surface preparation. Scraping loose paint, repairing cracks, filling, sanding and pre-treating damp and mould.
- Primer or sealer. Evens out the absorption of the surface and improves adhesion and the life of the finish.
- Application. Two coats as standard, by roller, brush or airless sprayer depending on the surface and finish.
- Touch-ups, cleaning and handover. Touch-ups, removal of protection and a final clean, and a walk-through with you before closing the job.
On façades, the work also involves access equipment (scaffolding, platform or rope access) and coordination with the community.
Regulations, materials and good practice
Painting well also means meeting certain requirements and choosing the right product:
- Low-emission paints: European regulations limit volatile organic compounds (VOC) in decorative paints. We have low-emission and water-based options, better suited to bedrooms and enclosed spaces.
- Work at height: on façades and courtyards, occupational safety rules apply, with approved access equipment and protective gear.
- Permits and community: painting a façade or entrance hall requires the community's agreement, and putting scaffolding on a public road may need municipal authorisation.
- Historic centres and protected areas: in some municipalities the façade colour palette is regulated. We check before proposing a colour.
As for products: matt or satin emulsion for interiors, water-based enamels for wood and metal, washable anti-mould paints for kitchens and bathrooms, and acrylic, masonry or siloxane paints for exteriors, which resist sun and rain better.
What affects the price of your project
The cost of a painting job depends on these factors:
- Surface area to paint and the number of rooms or façades.
- Condition of the surface: cracks, damp, old paint in poor condition or textured coating to remove require more preparation.
- Type of paint and finish: quality, special finishes and number of coats.
- Height and access: façades, courtyards or high ceilings need scaffolding or a platform.
- Colours and tone changes: going from a dark colour to a light one may need extra coats.
- Furniture to protect or move and working conditions (occupied home, community, business in operation).
- Permits and community: authorisations for scaffolding or for work on shared elements.
Every job is different, so we do not give fixed prices without seeing it. Request your personalised quote: it is free and with no obligation. Call us on +34 614 75 20 96 or message us on WhatsApp and we will itemise it in writing.
Local challenges on the Costa del Sol and the Axarquía
Painting on the Costa del Sol and in the Axarquía comes with its own challenges:
- Intense sun. Radiation fades and dries out façade paint sooner than inland. We use products designed for exteriors and avoid painting in full sun, which speeds up drying and leaves marks.
- Salt and damp. Near the sea, painting over untreated salt or damp causes blistering within months. It is diagnosed and treated first; we explain it in our guide on rising damp.
- Mould in closed homes. In seasonal flats with little ventilation, mould appears in corners and on ceilings. We apply anti-mould treatment and recommend airing the home.
- White villages. In many Axarquía villages limewash and light tones are tradition and sometimes the rule. We respect the style of the surroundings.
- Calima and dust. Airborne dust dirties façades; washable finishes make cleaning easier.
If your wall has damp, see our waterproofing page first. We paint in Vélez-Málaga, Nerja, Málaga city and across the province. For a specific home, see home painting and for businesses, commercial painting.
Questions about professional painters
Do I have to empty the home?
No need, we protect any furniture that cannot be moved.
Do you work with low-emission paint?
Yes, we have eco-friendly and low-emission paint options if you prefer.
How many coats of paint do you apply?
As standard, two coats over a well-prepared, primed surface. If you are going from a dark colour to a light one, or the wall is very absorbent, an extra coat may be needed.
How long does paint take to dry?
Touch-dry in a few hours, and the second coat can usually go on after waiting a few hours depending on temperature and humidity. Full curing is slower: avoid rubbing and heavy cleaning for the first few days.
Can you paint my community's façade?
Yes, subject to the community's approval. We assess the condition of the façade, plan the access equipment (scaffolding or platform) and coordinate dates and notices to neighbours.
