The most common urgent plumbing faults
These are the faults we are called about most, and what usually lies behind each one:
- Visible water leak or a growing damp stain: a pipe, joint or fitting. We find the source before opening up so as not to break more than necessary.
- Burst pipe: usually caused by corrosion, excess pressure or frost in exposed pipes. The water has to be cut off immediately.
- Blocked sink, basin or shower: water that will not drain, gurgling or smells. If several drains are affected, the blockage is usually in the soil pipe.
- Low pressure or no hot water: clogged filters, a half-open stopcock, or a fault in the water heater or boiler.
- Cistern that leaks or does not fill: flush mechanism, float or seal.
- Leak through the ceiling: it may come from a soil pipe, from a pipe in the flat above or from a terrace.
- Sewer smell: a dry or damaged trap, or lack of ventilation of the soil pipe.
- Dripping taps: worn cartridges and seals, which are replaced without building work.
What to do while we are on our way
- Close the main stopcock, or the one for the appliance if the fault is at a specific point.
- If there is water near the fuse box or sockets, switch off the main power before stepping into the area.
- Mop up the water and protect furniture and floors; take photos of the damage, which will be useful for insurance.
- Avoid mixing chemical drain cleaners: they can damage the pipes and complicate the repair.
- If the fault affects shared areas, tell the building manager.
How we work: from call-out to repair
- Call or WhatsApp. You tell us what is happening and send photos if you can. We confirm availability and a specific time before setting out.
- Containment. We guide you to cut the water and limit the damage while we make our way to you.
- Finding the source. We inspect and, if needed, use detection equipment to find the leak without opening up more than necessary.
- Fixed quote. Price in writing before touching anything, with what is included and what is not.
- Repair. Replacement of the affected section or part and minimal making good of whatever was opened.
- Test and handover. We check for leaks and pressure problems, and hand over a detailed invoice and guarantee.
If your home insurance covers the fault, the detailed invoice and the written explanation of the source help you to process the claim.
Regulations and good practice in plumbing
Interior water installations in buildings are governed by the Technical Building Code (CTE). In particular, Basic Document HS 4 regulates water supply (materials, sizing and protection against backflow) and HS 5 the drainage of waste and rainwater (traps, ventilation and gradients).
Materials in contact with drinking water must be suitable for that use, so it is wise to be wary of fittings without markings or of doubtful origin, even if they are cheaper.
In buildings with a residents' community, the water connection, rising mains and soil pipes are usually shared elements, and any work must be reported to the manager; inside the home, maintenance is the owner's responsibility. Check your community's rules if you have doubts about a specific case.
Good maintenance practice
- Locate and test the shut-off valves in every wet room: if they will not turn, replace them before you have an emergency.
- Check washing machine and dishwasher hoses every few years: they are a frequent cause of flooding.
- Do not pour oil or wet wipes down the drain: they are the main cause of blockages.
- If you leave the property closed for a long time, close the main stopcock.
This information is indicative and does not replace the regulations in force or technical judgement in each case.
Questions about plumbers
Do you repair leaks without breaking into walls?
In most cases we locate the leak with detection equipment and repair it without breaking up the whole installation.
Do you handle emergencies at weekends?
Yes. We answer the phone 24 hours a day, 365 days a year, public holidays included. We assess each call-out and confirm right away whether we can come.
What should I do if a pipe bursts and I cannot find the stopcock?
Close the main stopcock, which is usually next to the meter or at the entrance to the property. If you cannot find it, close the building's meter if you have access, protect your furniture and let us know.
How do I know if I have a hidden leak?
Close all the taps and check whether the meter keeps turning. Other signs are growing damp stains, swollen floors, the sound of running water when nothing is in use and a water bill that rises for no reason.
The leak comes from the flat above. Whose fault is it?
It depends on where the source is: inside the flat above, in a shared soil pipe or on the terrace. We find the cause before opening up and explain in writing the affected stretch, useful for the manager and your insurer.
